Tools Used by a Property Prevention Company

             The tools used by a property preservation company and the guideline to select those. First of all, we can categorize the tools into hardware and software.

Hardware tools

                Hardware tools are classified into four. General Tools, Cleaning tools, Winterisation Tools Securing & Maintenance tools,

General Tool

1. Generator

               The generator is one of the costly equipment used by a property prevention company so you should conscious about the brand and power. A portable, eco-friendly, energy efficient 2000-4000 W which may work at least 12 hours at 50 percent of max power will do.

2. Air Compressor

                Many category air compressor with 6-10 gallon is fine. It is an essential tool on winterization. there are two important type available for us in the market

i)Oil-Free air compressor

   Less expensive, light weighted and produce much greater air flow and pressure compared to Oil lubricated compressor. If you are working in a colder region you must select an oil free compressor.

ii) Oil lubricated air compressor

Durability is the only advantage of an oil lubricated over Oil free.

3. Camera

i) A Camera with flash

             A blackout may occur at any time during work. Some time your generator can't assist you with power at some areas. Make sure you have a good quality cam with flash light Pictures are very useful for documentation.(good smartphone will do)

ii)Motion Sensor Camera

       Do you want to stay alive in "haunted house" (just kidding!), But most of the properties You work aren't used for a long time (at least by humans). So make sure you have a motion sensor cam with IR technology which will improve the security of your team.

4. Walkie talkie

               You have to make sure every employee at a work site has a radio which may come handy to pass information in large scale.  Go for a walkie talkie set which has a range of 200 meters. No need of more range, you don't need too much interference. Right?  but make sure it is durable for a long time.

5. Extension cable/cords, Power strips

           You may require at least 2 extension cable of 50 ft and 2 power strips. Power strips will help to get multiple ports from a single extension cable.

6. Sticky notes

              You may find a must do work doing another one. So it is important that you boldface it for future.

Cleaning Tool

                              Get ready to get your hands dirty. Or use this tools..!

1. Gloves

                Gloves are important in the cleaning process. You should buy at least 3 pairs for every employee for the single work site.

2. Disposable masks

             A cleaning team member is always dealing with Dirt and dust. Disposable masks are accessory to keep him healthy.

3. Towels

                   2 towels (minimum) must be carried with you.

4. Duster

                 3-5 Dusters of different sizes should be there so that your employees can work more easily.

5. Water container

                 The property we deal with is mostly abandoned for a long time. Plumbing system may not work. So you have to make sure that enough water for cleaning process is there. 5-8 Gallon container will help you complete the work uninterrupted.

6. Mop
                 Number and size of mop changes according to the size of the home.

7. Glass cleaner

              The will be a lot of glass furniture like coffee table, mirrors etc attacked by fungi and dust. so it is important that you brought 2 glass cleaners.

9. Rake

                 Choosing a rake will depend upon customers requirement about how garden must look.

10.Weed trimmer

           Important to tool on maintenance of the garden

11.Leaf blower

                  I prefer portable 36V or above powered leaf blower.

12.Mower

              A mower selection may depend upon the place and workload. If the workload is too heavy use a riding mower.

Winterization Tools

1. Valves

                shut- off valves are important to control the flow of water.

2. PVC Plugs & Capes

                 To stop the water flow completely we must use plug or a cap

3. Pipe wrench

                To handle iron pipes you need a pipe wrench.

4. Duct & Teflon Tapes

               During plumbing works, both are a must.

5. Garden hose

               A 30-40 meter hose will help you get water assistance all over the workplace.(most of the time).

6. Tap primer/Antifreeze

              A tap primer or an antifreeze is helping to avoid the freezing problem. And most of the people are preferring antifreeze over tap primer. Tap primer is actually a mechanical device which requires an installation process.

7. Plunger

                 A device used to push water in and out of the trap before applying antifreeze.

Securing tool and Maintenance Tools

1. Corded and cordless drills

                     Drills are necessity breaking deadbolts. You can either select a corded or a cordless drill, I personally prefer a cordless drill(make sure it's fully charged) over a corded drill.

2. Drill bit

                 Selecting high-quality drill bit are important in picking old locks

3. Pry bars

                     Pry bars are used only when you all attempts picking lock are failed      

4. Battering ram

When pry bars fails you can depend on a battering ram.

5. Axe

The last option for "opening" a door. But keep one in the vehicle.

6. Bank Coded Locks

                 Make sure every lock you replace is bank coded.
